Flood Insurance—Keeping western Chicagoland Homeowners Afloat

Too many homeowners discover too late that their homeowners insurance policies do not cover flooding. Flood Insurance—What it Is & Isn’t

There are two types of flood insurance. The first is the government-run national insurance run by the Federal Emergency Management Agency (FEMA) through the National Flood Insurance Program (NFIP). The second is private insurance. Rates depend on multiple factors, including location, a home’s age, type of construction, and flood risk. FEMA sets policy rules and underwrites losses.

NFIP coverage is offered for both buildings and possessions and is subject to maximum coverage caps. It does not cover damage to the property the building sits on or other detached structures such as a shed or garage.

Building coverage includes:

  • The building and foundation
  • Electrical and plumbing systems
  • Furnaces, water heaters, and air conditioners
  • Appliances built into the structure, such as refrigerators and stoves
  • Installed carpeting

Possession coverage includes:

  • Clothing, furniture, and electronic equipment
  • Portable air conditioners, microwave ovens, and dishwashers
  • Clothing washers and dryers
  • Carpet that is not permanently installed


Private flood insurance
will often offer coverage for the above, in addition to flood-related expenses, such as the cost of food or a hotel while the home is being repaired.

It’s important to keep in mind that flood insurance does not cover damage from sewer backup. For that issue, a sewer backup endorsement can be added to a homeowners policy.
